If you have water pooling on your flat roof, the drainage may not be perfect but it is not necessarily a problem as long as your roof is sound. However if the roof is leaking you would be well advised to get a reliable roofer out straight away to assess the problem. You may not need the whole roof replacing. If it is clear where and how the water is getting through and most of the roof is intact, a local repair might do the trick.

However, if the whole of the roof is deteriorating, this might be your opportunity to get rid of what may be an old and inefficient roofing system which is probably no longer approved by building regulations. There have been significant advances in materials and technology for flat roofs. The most striking of these is the increasingly popular, liquid GRP laminate which is applied to a wooden deck. The laminate is a powerfully resilient, polyester resin reinforced with fibre glass.  As there is no felting involved, there are no joins and it can be applied to the most awkwardly shaped roofs.  It can also be provided in a range of colours so you don’t have to have a dark and gloomy grey and it should last around thirty years. Not surprisingly this is often the roofing of choice for a new extension.

However, if you want to stick with a simple felt replacement you can be assured that the current reinforced, bitumen membranes (RBMs) will last twenty years and more when properly laid. You might also like to investigate rubber roofing. This can be laid in large pieces avoiding joins but is not as resilient as RBM.

You do need to make sure that whatever roofing system is installed you will be issued with a BBA (British Board of Agrément) certificate.

You could go green by having it covered in grass, which surprisingly protects rather than damages the underlying membrane. However you could go the whole hog and have the roof checked structurally to see if you can install a roof garden, patio or balcony.
